We run the options side by side before you write the offer, so you and your agent know which concession to ask for. Want your CPA or financial advisor in on it? We’ll run the numbers with them too.
Temporary and permanent rate buydowns are available. The seller or builder can pay for one as a credit, or you can buy one yourself, within your loan program’s limits. With a temporary buydown, you qualify at the full note rate.
Straight answers to the questions buyers ask Kyle most.
We get involved, solve problems and keep things moving. You get Kyle's experience, a team you can reach and a plan built around getting you into the home.
A fully underwritten pre-approval is one way we back that up: your income, assets and credit are reviewed before you make an offer. Final approval still depends on the property and remaining loan conditions.
Yes. We fully underwrite you before you shop and clear contingencies fast, so your offer can stand up to cash. Some buyers shorten or waive the financing contingency. Talk that through with your agent and attorney first, because the appraisal and the property still have to clear.
A temporary buydown, like a 2-1 or a 1-0, lowers your payment for the first year or two. Then it steps up to the full payment. A permanent buydown uses discount points at closing to lower your rate for the life of the loan. Either one can be paid by the seller, the builder or you, within your loan program’s limits. The seller credit calculator shows them side by side.
Rates change every day, and often during the day. Your rate depends on your credit, down payment, loan amount, property type and the loan you choose. Start a pre-approval and we will walk you through current options for your exact situation. We do not quote rates on this site.
That depends on your goals, your budget and the home. We will run the numbers with you, including monthly payment, cash to close and reserves, so you can decide with real information.
You may hear people say you can refinance later. Sometimes that makes sense, but it depends on future rates and your situation, and it is never guaranteed.
Four steps. Get fully underwritten up front. Make your offer with an approval sellers can trust. Secure the mortgage while we clear the remaining conditions. Then close and get your keys. Kyle and the team walk you through each step.
Expect recent pay stubs, W-2s, bank and investment statements, ID and permission to review your credit. If you are self-employed, we usually also need personal and business tax returns, and sometimes a year-to-date profit and loss statement. We send one organized list so nothing is a surprise.
First-time buyers, growing families, people relocating, business owners, condo buyers and buyers who need a larger loan all come to Team Perks. Tell us what you're trying to do. We'll work through the options with you.
Start your pre-approval. Even if you are months away, starting early shows you where you stand, gives you time to fix anything that needs attention, and means you are ready the day you find the right home.
Yes. With your OK, Kyle shares the loan numbers with your CPA and financial advisor, so your down payment, reserves and payment fit your larger plan. Tax questions stay with your CPA. How that works.
Send us your information and we will start on your loan right away.
We will follow up with a clear document list and next steps.
